These terms apply between SuperFix (“we”, “us”) and the property-management office that holds a SuperFix trade account (“you”), for every work order your office sends us — through the portal, by email or by phone. Our Terms & Conditions also apply to the work itself.
1. Your authority
- You act for the owner of each property. By sending a work order, you confirm the owner has authorised you to order that work.
- The approval limit agreed for your account applies to every work order, unless you set a different limit on the work order itself.
2. Quotes and approvals
- If our price is within the approval limit, we go ahead and book the job in without waiting for a further OK.
- If it is over the limit, we send a written quote first and wait for your approval. Approving or declining in the portal is your instruction to us, and the portal records who did it and when.
- A quote is valid for 30 days. If we find more work than the quote covers once we are on site, we contact you before going past the approved amount.
3. Access and tenants
- You give the tenant the notice of entry the Residential Tenancies Act 1987 (WA) requires, and tell us how we get in on each work order.
- Please give us lockbox and alarm codes by phone, not in writing.
- If we arrive at an agreed time and cannot get in, the minimum charge for your account may apply.
4. Work we don’t do
We only do work a handyman may do in Western Australia. Electrical, plumbing, gas and other licensed work is excluded. If a work order includes any of it, we tell you before we start.
5. Invoices and payment
- Each job gets a tax invoice made out to the owner, care of your agency, with the property address and your work order number, sent to your accounts email.
- Payment is due within the payment terms agreed for your account. Please pass each invoice on or pay it from the owner’s funds promptly.
- If invoices are well overdue, we may pause new work on the account until they are paid.
6. Your rates
The rates in your account were agreed with your office and are confidential to it. We give you at least 30 days’ notice before changing them. Work already quoted keeps its quoted price.
7. Insurance and our work
- We hold $10 million public and products liability insurance; a certificate of currency is available on request.
- Our workmanship guarantee applies to every job, as it does for any customer. If something we did isn’t right, tell us and we’ll come back and fix it.
- Nothing in these terms limits your or the owner’s rights under the Australian Consumer Law.
8. Portal logins
- Each person at your office has their own login. Keep passwords private and don’t share logins.
- You are responsible for work orders and approvals sent from your office’s logins. Tell us straight away when someone leaves, or if you think a login has been misused, and we will close it.
9. Privacy
We use owner and tenant details only to carry out and invoice the job, as set out in our Privacy Policy.
10. Ending the account and changes
- Either of us may close the account by email at any time. Work already approved is completed and invoiced as agreed.
- We may update these terms. When we do, the portal asks each user to read and accept the new version before sending more work.
